Our investor’s “Managed Asset Program” not only gives both notice and seasoned investors the guidance and support they’ll need to achieve their goals, but can also manage every aspect of their investment. The result is a virtually worry-free experience from start to finish.
Once you have purchased a Mentor Income Property, you are invited to become a member of our exclusive community with access to various opportunities and benefits. There are three levels in the program, each offering various degrees of financial security:
  1. Basic Membership in the Mentor Investment Community (included)
  2. Professional Property Management (optional)
  3. Participation in the Rental Program (optional)
With so many choices in today’s marketplace, our first level of support is designed simply to get investors started out on the right foot, by ensuring they are buying a quality product. With this in mind, every Mentor project must meet four essential criteria. For each of our investors, a property must be:
  1. Affordable
  2. Well-located
  3. Virtually Worry-Free
  4. A potential 12% return


Beyond the initial choice of where to invest your money, there is also the question of how the investment will be managed. For those who prefer a “hands-on” approach, self-management of your income property is always an option. At this level, once you have found a Mentor investment that suits your needs, you can buy and manage the property yourself, while still enjoying the benefits of membership in our exclusive investment community. Membership is included with the purchase of any Mentor investment, and offers you the following benefits at no additional cost:

  • Advance notice on all Mentor’s public investment opportunities
  • Preferred notice on all Mentor’s private investment opportunities
  • Discounts on lawyer, brokerage, and property management fees
  • Preferred banking rates on all Mentor projects
  • Professional guidance & support regarding your real estate investments
  • Free unlimited access to investment workshops & seminars
In addition to the benefits of investment membership, the next level of M.A.P. is designed to manage the asset itself, giving you as little involvement with your tenants as you desire. For a nominal fee of $50 per month, an on-site, professional property manager will:
  • Deal with all tenant issues
  • Rent your suite
  • Collect the rent
  • Pay all the bills
  • Prepare a monthly e-statement
Our third level not only manages your property, but also ensures a steady stream of income regardless of any vacancy or repairs to your suite. The management company will implement a “Rental Program” where investors can share in a proportionate amount of monthly income from all participating suites in the program. As well as ensuring some monthly income, the program covers most costs of normal maintenance to your property and a quality renovation of your suite.

Here’s how it works. Whatever rental income is collected each month, gets proportionately distributed amongst all participants in the Program.

For Example:

If there are 100 suites in a building participating in the Rental Program, and each suite is rented for $1,000 per month, then the total monthly income collected in the Program would be $100,000.

Scenario 1:

100 Suites Occupied x $1,000 Per Suite = $100,000 Collected This Month

¸ 100 Participants in Rental Program = $1,000 per Participant


Further, if 1 or more suites are vacant in any given month, then the amount collected by the Program (and therefore distributed to each participant), would be proportionately adjusted:

Scenario 2:

97 out of 100 Suites occupied x $1,000 Per Suite = $97,000 Collected This Month

¸ 100 Participants in Rental Program = $970 per Participant


The advantages of participating in the Rental Program are:

  • Receive income even when your suite is vacant.
  • Ensures steady income.
  • Suite is renovated.
  • Cost of all maintenance and repairs is covered by the Program.
  • Monthly fee of $115 includes Professional Property Management.
  • You are free to opt out of the program any time you choose, at no cost or penalty to you.

The Managed Asset Program is offered and administered entirely and exclusively by an independent management company.
